Questions boards ask us

What happens to our existing vendor contracts?

Nothing changes overnight. We review every active contract, keep what works, and manage transitions on a clear timeline your board approves.

What's included in management?

The full day-to-day running of your association: monthly financials, budgeting and reserve planning, vendor oversight and resident communication. For communities with golf, a marina or a clubhouse, we also manage the on-site staff and operations behind them.

How are your fees structured?

That depends on your community’s size, its amenities and the level of service your board would like. Your proposal includes itemized pricing, so the board can see what each service costs. There’s no charge or obligation for the proposal.

How long does a transition take?

Most transitions take 30 to 60 days. Before we begin, your board approves a timeline with every milestone, and your community keeps running as usual throughout.

Do you provide on-site staffing?

Yes. Many of the communities we manage have full-time teams on site, including community managers, maintenance staff and concierge. If your association has staff you value, we’re glad to talk about keeping them in place.
